Ruby Group: Hotel development and lease negotiations in Helsinki

Real Estate
Real Estate

Eversheds advised Ruby Group, an international hospitality operator, in contractual negotiations concerning a new hotel in the heart of Helsinki. The current office building at the site will be converted into a hotel by the landlord, Union Investment, with Ruby Group operating the hotel once the conversion was complete.

Both parties are leading professionals in their respective fields and have successfully delivered similar projects together elsewhere in Europe. This shared track record inevitably shaped the negotiations and agreements, requiring a combination of sector-specific real estate expertise, commercial insight, and the ability to align the high standards and expectations on both sides. The engagement highlighted our capability to act at the intersection of international real estate investment and high-end hospitality operations, delivering agreements that support long-term commercial success.

The engagement began in January 2025.

Our work covered the full legal advisory scope of the negotiations. The matter was led by Partner Markus Rämö and Partner Saara Kyhälä, together with Associate Henri Minkkinen, all from our Real Estate and Construction practice in Helsinki.
